ADU vs Garage Conversion: Which One Do You Actually Need?

A detached ADU and a garage conversion are both ways to add living space to your property, but they are built differently, permitted differently, and priced very differently. The right answer depends on what you already have on your lot, how you plan to use the space, and what your local zoning allows. Knowing the difference before you call a contractor can save you weeks of back-and-forth and a lot of frustration.

That is exactly the right question to be asking at the start of a project like this. The answer is rarely obvious, and it is almost always worth talking through with someone who has done both.

You want more livable square footage, whether that is for a rental unit, an aging parent, a grown kid who needs a landing spot, or just a home office that does not share a wall with the laundry room. Both an ADU and a garage conversion can solve that problem, but they solve it in different ways, at different price points, and with different tradeoffs on your lot.

An ADU (accessory dwelling unit) is a self-contained unit, typically with its own entrance, kitchen, and bathroom, built either attached to your home, detached on your lot, or above an existing structure. A garage conversion takes an existing attached or detached garage and converts it into livable space. The garage conversion reuses a structure you already own. The ADU starts fresh. Both require permits. Both require proper framing, insulation, mechanical, electrical, and plumbing work to meet code. Neither is a weekend DIY project, and the one that costs less upfront is not automatically the smarter investment.

You Have a Usable Garage and Want to Save Money on Structure

Garage conversions are appealing because the shell is already there. You are not paying for a foundation pour, exterior framing, or roofing from scratch. But “the shell is already there” does not mean the conversion is simple. Most garages were not built to residential insulation standards, the slab is often lower than finish-floor height, and the ceiling may be too low for code-compliant living space. A contractor who has done this work before will walk the structure and tell you quickly whether it pencils out or whether you are essentially rebuilding what you thought you were reusing.

Your Lot Does Not Have Room for a New Detached Structure

Setback requirements and lot coverage limits vary significantly by jurisdiction, but many lots do not have enough open space to place a new detached unit without eating into yards, driveways, or easements. If your lot is tight, a garage conversion may be the only path that does not require a variance. If your lot has room, a new detached ADU often gives you more flexibility in layout, ceiling height, and unit size than a conversion ever could.

You Want a Rental Unit and Need a Separate Entrance

If the goal is a rental, a detached ADU almost always performs better than a converted attached garage. A separate structure means genuine privacy for both households, cleaner lease terms, and a stronger case for rental income when you talk to a lender. An attached garage conversion can work for a rental, but it typically requires more effort to create acoustic separation and a truly independent entrance, and some jurisdictions restrict attached garage rentals differently than they do detached ADUs.

You Are Weighing a Prefab Unit Against Conventional Build

Factory-built units can reduce on-site construction time and in some cases simplify the permitting process because the unit arrives pre-engineered. A garage conversion, by contrast, is always a conventional site-built project. If speed and cost predictability are driving your decision, the prefab path is worth exploring alongside a conventional build and a garage conversion before you settle on anything.

What to Do Right Now

  • Walk your lot and measure your garage. Note the interior dimensions, ceiling height at the lowest point, and how the garage connects to your home. This is the first information a contractor will ask for, and having it ready shortens your first conversation considerably.
  • Check your garage slab. Look at whether the slab is at the same level as your home’s finish floor or lower. A significant step-down is not a dealbreaker, but it affects the conversion scope. Photograph it.
  • Do not start demolition or framing yourself. Pulling drywall or removing interior walls in a garage before permits are pulled can create code compliance problems that are expensive to undo. Wait until you have a written plan and a permitted scope of work.
  • Check whether your garage has electrical, plumbing, or gas lines running through it. Gas lines in particular require a licensed tradesperson to modify, relocate, or cap. Do not disturb a gas line. If you smell gas near the space, leave the area and call your utility company before calling anyone else.
