Mighty Buildings builds their units from a composite panel system rather than traditional stick framing. That matters when you’re replacing a part: the connection hardware, fasteners, and sealants are specific to the panel thickness and the seam design, and a generic part from a big-box store rarely fits correctly. The junior ADU units, typically the smaller one-bedroom or studio modules, use a narrower wall profile than the larger two-bedroom units, so even within the Mighty Buildings line, one part does not fit all.

Before you call us, locate the serial plate inside the unit, usually near the electrical panel or on the interior side of the entry door frame. The model designation will tell us the panel generation. Early-generation units from the 2019-2021 production window used a different corner gasket profile than current production, and that one change affects how the weather seals seat. If your unit is from that window, we may need to order the earlier-profile gasket, which adds a few days. Signs Your Mighty Buildings Junior ADU Conversion Is Failing

  • Drafts or temperature swings in one corner of the unit. The panel-to-panel corner gaskets compress over time, especially on the south-facing walls that catch direct Los Angeles sun. Once the gasket loses its memory, air moves through the seam.
  • Water staining at the base of a wall or around a window rough opening. The sealant interface between the composite panels and the window frames breaks down faster in our heat. The sealant itself is usually urethane-based and has a real service life of about 7 to 9 years in LA sun exposure.
  • Doors that stick or no longer latch cleanly. The panel system settles slightly as the ground shifts, and the door buck that was squared at the factory can drift out of plane. The door itself is usually fine; the framing connection needs adjustment.
  • Utility hookup fittings that leak or show corrosion. The water and electrical rough-ins on a Mighty Buildings unit terminate at exterior connection points. Those fittings take weather, and the original grommets were not always UV-stable.
  • Visible cracking or delamination at a panel seam. This is the one to take seriously. A hairline crack at a seam means moisture is getting into the composite, and that panel will not dry out on its own.
