How Plant Prefab Products Fail – and How We Fix Them

  • Panel seam movement in the Plant Prefab LivingHome series. Los Angeles runs hot and dry most of the year, then gets hammered with winter rain. The panel joints in some LivingHome units expand and contract enough to open hairline gaps at the roofline and corners. Owners see paint cracking first, then water staining. We re-flash the seams, re-seal with the right exterior caulk for the substrate, and touch up the finish. It’s a known issue on early LivingHome YB units, and the fix is straightforward if you catch it before the first heavy rain.
  • Foundation bolt alignment after delivery. Plant Prefab ships its units with a bolt pattern that is supposed to match the foundation drawings. On sloped Los Angeles lots, the as-built foundation often drifts an inch or two even when the survey was correct. We’ve set units in Echo Park and Silver Lake where the hold-downs missed by more than an inch.
