How James Hardie Products Fail – and How We Fix Them

Most James Hardie siding failures we see in Los Angeles are installation errors, not material defects. When you’re attaching an ADU to a house built in 1952 with foundation settling, the siding has to move with the frame or it cracks. Here’s what we encounter and what we do about it:

  • HardiePlank butt-joint separation from thermal movement. Los Angeles swings from 40-degree winter nights to 105-degree valley summers. HardiePlank expands and contracts enough that a butt joint flashed with caulk instead of a proper H-channel will open up within two seasons. We see this on the southwest-facing walls of ADUs in Woodland Hills and Reseda constantly. The fix is removing the failed caulk, installing the correct joint flashing or a color-matched H-channel, and repainting the joint with Hardie’s recommended touch-up paint. Caulk alone will not hold.
  • Wicking at the bottom course on HardiePanel. HardiePanel vertical siding installed less than 6 inches above grade pulls moisture up from splashback and delaminates at the edges. This shows up as soft, swollen corners that flake when you press them. We correct it by trimming the damaged panel edge, verifying the proper clearance to grade, installing a Z-flashing at the base, and sealing the exposed edge with Hardie’s edge sealant before painting.
  • Nail pops and telegraphing through HardiePlank. When the installer drives nails too deep or misses the stud, the nail head sits proud or the plank bows. After a year of temperature cycles you see a line of dimples or raised dots along the siding face. Our crew resurfaces the affected planks, sets proper nail depth into the studs, and replaces any plank that shows cracking at the nail holes. This is one of the most common defects we find on ADUs built by framing crews who don’t specialize in fiber cement.
  • HardieTrim cracking at outside corners. HardieTrim boards work fine when they’re back-primed and given room to move, but if they’re nailed tight to a plywood corner with no gap, the trim splits in summer. We cut out the split trim, install it with the manufacturer’s specified gap and flashing, and paint the repair to match. On one Encino project this year, every outside corner on a detached ADU had the same horizontal crack at the same height, which told us the framer had followed one bad habit across the whole job.
  • Improper clearance around windows and doors. Hardie requires a specific gap between siding edges and window flanges. When that gap is closed up tight, the siding buckles as the frame settles. We reset the siding around the opening, install proper flashing tape, and leave the clearance that Hardie’s written install guide calls for. The guide is free online; most general contractors in Los Angeles never read it.
