Available Franchise Territories
Fielding ADU Builders is opening protected territories across twelve states, and we’re looking for operators who want to build a real business in the fastest-growing segment of residential construction. A protected territory means the market is yours. No other Fielding operator can sell or build inside your lines. You get first-mover advantage in markets where ADU demand is climbing fast, and you get it backed by a system that has been building to The Garrison Standard since 2006.
Open Markets
These are the states where we are currently awarding territories. Each one has a different reason it makes sense for ADU construction right now.
- Texas – Houston, Dallas, and Austin have rewritten their ADU rules in the last few years, and the demand for garage conversions alone is staggering.
- Florida – Warm weather means year-round construction, and a growing number of cities are allowing ADUs as a response to housing pressure.
- California – The state has effectively legalized ADUs everywhere, and the permit backlog is real. A builder who understands the process can stay busy for a decade.
- Georgia – Atlanta’s suburbs are full of lots big enough for a detached ADU, and the zoning is getting friendlier by the year.
- North Carolina – Charlotte and Raleigh are both growing fast, and homeowners are looking for rental income to offset rising costs.
- Arizona – Flat lots, simple soil, and a market that understands casitas. ADUs are not a new idea here; they’re just under-served.
- Tennessee – Nashville’s housing market has pushed ADU interest sharply upward, and the middle of the state is wide open for a disciplined operator.
- Ohio – Columbus and Cleveland have aging housing stock with big yards, and garage conversions are an easy entry point.
- Pennsylvania – Philadelphia’s rowhouse alleyways and the suburbs around Pittsburgh both have ADU potential that almost nobody is chasing.
- Colorado – Denver and Boulder have been friendly to ADUs for years, and the construction season rewards builders who schedule tightly.
- Washington – Seattle’s ADU market is mature, but the surrounding counties are still catching up. That gap is the opportunity.
- Virginia – Northern Virginia’s housing costs make ADUs an easy pitch, and Richmond is following the same pattern.
How Territories Work
When we award you a territory, we draw lines on a map and we honor them. You are the only Fielding ADU Builders operator who can sell and build inside those boundaries. Period. We do not stack multiple operators in the same zip codes, and we do not let anyone else wear the Fielding name inside your market. That exclusivity is what makes the franchise worth owning. You build a reputation, you build referral business, and you know that no other Fielding operator will be undercutting you across town.
Reserving a territory starts with a conversation. We review the market, we talk through your background, and we look at whether you have the capital and the discipline to run a Garrison Standard operation. There is no rush tactic here. We will not tell you there are two slots left, because we do not run the business that way. What we will tell you is that some of these markets will not be open forever. The demand is real, and the right operators tend to move first. Once a territory is awarded, it is off the board.
Every Fielding location is independently owned and operated. You are not a manager. You are the owner. But you agree to work to The Garrison Standard: show up inside the window you gave, put the price in writing before any work starts, do the job by the book, leave the site clean, and stand behind the work for a full year. That standard is the reason Garrison Partners has been trusted since 2006, and it is the reason homeowners choose us over the cheapest bid.

Frequently Asked Questions
We do not publish a one-size-fits-all number, because the investment depends on the market, the build method you focus on, and the size of your initial operation. What we will tell you is this: we put every number in writing before you commit, the same way we put pricing in writing for our customers. Call (361) 315-4177 and we will walk you through the investment range for the territory you are considering.
You need to understand construction, but you do not need to be a carpenter. Many of our best operators come from project management, real estate, or the trades. What we require is discipline. The Garrison Code is not a suggestion: show up inside the window, price in writing, build by the book, leave the site clean, and guarantee the work for a year. If you can run a business to that standard, we can teach you the rest. Call (361) 315-4177 to talk it through.
Yes. We work with major prefab and modular platforms including Abodu, Cover, Dvele, Mighty Buildings, Boxabl, and Plant Prefab, as well as conventional builds using James Hardie siding and Tuff Shed-style structures. That flexibility means you can match the right build method to your customer’s budget and lot, which is a real advantage when you are competing for work. Call (361) 315-4177 and we will explain how the platform relationships work.
Two things. First, the written guarantee. Every project we build is covered for a full year, in writing, and if something fails we come back and fix it at no charge. Second, the way we answer the phone. A live person picks up 24 hours a day, seven days a week. No voicemail, no callback queue. Homeowners notice that. It is why they trust us, and it is why the franchise works. Call (361) 315-4177 if you want to hear the rest.
