The Promise, in One Paragraph
Every addition and ADU we build is backed in writing for a full 365 days from the date we finish the work. If something we built or installed fails during that window, call us. We schedule a return visit at no charge, look at what happened, and correct it. No forms to file. No fees to pay. No fine print to fight through. That is the 365-Day Done Right Promise, and it means exactly what it says.
What’s Covered
- Our workmanship, top to bottom. Framing, drywall, roofing, electrical rough-in, plumbing rough-in, finish carpentry, flooring – if our crew did the work, it’s covered for 365 days from completion.
- Parts and materials we supplied and installed. If a window we sourced and set develops a seal failure, or a door we hung won’t latch, that’s on us and we fix it.
- The return visit itself. We come back at no charge – no trip fee, no diagnostic fee, nothing.
- A full redo if the first repair doesn’t hold. If we fix something and it fails again inside the 365-day window, we come back again and do it right until it stays right.
- Site clean-up after the return visit. We leave your property the same way we left it after the original job – clean and squared away.
- Anything we flagged and you asked us to fix. If our crew noted a concern during the original project and you said handle it, that item is covered the same as everything else.
What Isn’t Covered
- Storm damage, accidents, or events outside our control. If a tree branch takes out a wall we built, or a vehicle hits a structure we converted, that’s a different situation – but call us anyway and we’ll help you think through next steps.
- Work done by another contractor after we finished. If someone else opened a wall we closed or modified what we built, we can’t stand behind the result. We’ll still come look and be honest about what we see.
- Parts or materials you supplied. If you sourced the fixture, the tile, or the unit and asked us to install it, we stand behind the installation work – but not the product itself.
- Normal wear on items we didn’t install. Existing systems and surfaces that we didn’t touch aren’t part of this promise. If you’re not sure whether something falls inside or outside our scope, just call and ask.
- Problems you declined to address when we flagged them. If our crew pointed out an issue during the project and you asked us to leave it alone, that specific item isn’t covered. We document those conversations so there’s no ambiguity later.
- Cosmetic changes of mind. A color you wish you’d done differently or a layout decision you’d make differently today isn’t a workmanship failure. We’ll still talk through your options.
How to Use the Promise
Step 1: Call (361) 315-4177 or book online.
A live person picks up every call, any time of day or night – no voicemail, no callback queue. Tell us you’re calling about a warranty concern and we’ll pull up your project right away.
Step 2: Tell us the job and roughly when we did it.
That’s all we need. We keep every job on file, so you don’t have to dig up a receipt, find a contract number, or fill out any form. The record is ours to find, not yours to produce.
Step 3: We schedule the return visit.
We’ll set a time that works for you and give you a specific window – the same way we do on every project, because showing up inside the window we gave you is part of The Garrison Code. No vague “sometime next week.”
Step 4: We make it right.
Our crew arrives, assesses what happened, and corrects it at no charge. If the fix needs a follow-up, we schedule it before we leave so nothing falls through the cracks.
Timing
The 365-day window runs from the date we complete your project. That date is noted on your written job record.
If you raise a concern a few days after the window closes, we don’t slam the door. We’re reasonable people and we’ll come look. If the issue traces back to our work, we’re going to make it right regardless. A promise built on a hard cutoff that ignores obvious context isn’t much of a promise.
Fielding ADU Builders is independently owned and operated within the Garrison Partners family. Every Garrison location operates under The Garrison Standard, which means this promise travels with you whether your project was a detached ADU, a garage conversion, or a room addition. The standard is the same across every job we take.
Questions About the Promise
If you have a question about what’s covered, whether your situation qualifies, or just want to talk through a concern before filing anything, call (361) 315-4177. A live person picks up day or night. We’d rather answer a question now than have you wonder later.
