Common Cover ADU Problems We Fix in Los Angeles

Cover builds intelligent panelized units, but Los Angeles is rough on them. Here are the five issues we see most often, along with what actually causes them:

  • Base frame corrosion and shimming drift on sloping lots. The Cover 600 sq ft one-bedroom ships on a galvanized steel base frame. On a gently sloping Los Angeles pad, the shims that level that frame compress over a few seasons of wet-dry cycles. The frame settles unevenly, and within a couple of years doors and windows start to rack and drag. Corrosion at the shim points accelerates the problem.
  • Panelized wall joint waterproofing failure at horizontal seams. Cover wall panels mate at horizontal joints sealed with flashing. When that flashing is installed without a proper backdam, or when it is nudged during panel set, water tracks into the wall cavity. The first sign is interior drywall staining near the baseplate, usually months before you see anything on the exterior.
  • Roof-to-wall flashing that doesn’t hold up to LA’s wind-driven rain. Exposed hillside lots in Los Angeles get wind-driven rain that pushes water uphill against flashing details. Cover’s standard roof-to-wall flashing detail works in mild conditions, but on an exposed ridgeline it can fail intermittently, producing ceiling stains that come and go with the season.
  • MEP rough-in mismatches. Cover’s factory panel penetrations for electrical and plumbing don’t always align with the stub-outs our local trades run. When that happens, a finish trade either re-cores panels on site or furrs out walls, which eats floor area and creates awkward trim conditions. We fix this by re-laying out the MEP plan before framing begins.
  • Door re-hanging after frame settlement. On the Cover 420 sq ft one-bedroom studio and the 800 sq ft two-bedroom, the entry door is hung in a factory-set panel opening. When the base frame shifts even a quarter inch, the door binds. Re-hanging is rarely enough; the frame has to be re-leveled first or the door will bind again within months.

What ties these failures together is drainage and substrate movement. Cover’s panels are straight and square in the factory; Los Angeles dirt is not. The fix is almost always at the base frame or the flashing plane, not in the panel itself.
