How James Hardie Products Fail – and How We Fix Them

  • HardiePlank lap siding buckling at the garage slab line. In Los Angeles, we see this on attached garages where the slab wasn’t sloped away from the wall. Water sits at the bottom edge of the siding, the fiber cement wicks it, and the plank swells and bows. The fix is cutting back the damaged bottom course, installing a proper z-flashing and a 2-inch clearance above grade, then re-siding with new HardiePlank. We see this most often in older Valley neighborhoods like Reseda and Northridge.
  • HardiePanel delamination at nail heads on detached garages. HardiePanel sheets fail when installers over-drive nails, cracking the fiber cement around the fastener. That crack lets moisture in, and over five or six Los Angeles winters the panel edge starts to delaminate. We replace the affected sheet, flashing the seams properly. If the garage is being converted to a bedroom, this gets caught during our pre-conversion inspection because a delaminated panel behind drywall is a mold risk you won’t see until it’s too late.
  • HardieTrim board rot at the garage door jamb. HardieTrim is a fiber cement trim board, but if it was installed without a gap at the concrete or sealed with the wrong caulk, water gets trapped behind it. The trim holds moisture against framing, and in a garage conversion that means a soft bottom plate under your new wall. We cut out the rotted trim and framing, install new HardieTrim with the correct gap and flashing, and verify the door jamb is dry before we close the wall.
  • Improper HardieBacker installation in garage-to-bathroom conversions. We find HardieBacker cement board screwed directly to garage slab walls without a moisture barrier. HardieBacker is moisture-resistant, not waterproof. In a garage bathroom or kitchenette, that gap means tile failures and framing rot within two years. We strip it, install the proper waterproofing membrane or poly behind the board, and re-set the tile. This is one of the most common defects we correct on DIY or unpermitted conversions from the last decade.
  • ColorPlus finish fading and chalking on south-facing garage walls. Hardie’s factory-applied ColorPlus finish holds up well, but on a south-facing Los Angeles garage wall with no shade, we see chalking and uneven fade after eight to ten years. When we convert that garage, we recommend re-painting the entire structure at the same time, matching the new walls to the old, so the house doesn’t have a two-tone look. We use the same acrylic house paint Hardie specifies for recoat work.
