Which Plant Prefab Models This Applies To

Plant Prefab builds its detached ADUs in several series lines, and the hardware does not always carry over from one to the next. The LivingHome series, the Plant Panel system, and the newer slim-line units all use different corner connections, door hardware, and utility chase components. Before you order anything, check the metal plate inside the utility closet or near the main entry. It will list the series name and the build date. That build date matters more than most owners realize.
If your unit was built after 2020, Plant Prefab shifted to a different window and door supplier on most models. The older frames used a 4-9/16 inch jamb depth. The newer ones run 6-9/16 inches. Order the wrong jamb and the part arrives looking correct but will not seat. We see this mismatch at least twice a month in Los Angeles. On the hardware side, Plant Prefab has used three different exterior latch sets across their production years. A photo of the existing latch with a tape measure held next to it tells us what we need to match.
For most failed parts, a quality aftermarket equivalent does the job at half the OEM price. The exceptions are structural connectors and any component tied to the factory weatherproofing certification. On those, we order OEM so the warranty on the shell stays intact.
Signs Your Plant Prefab New Detached ADU Is Failing
- Entry door drags or does not latch without a hard pull. This almost always traces back to the factory-installed threshold settling against the unit’s steel chassis. Plant Prefab doors sit tight from day one, so any change in how they close means the threshold shims have compressed.
- Visible gap opening at a wall panel seam. Los Angeles heat cycles expand and contract the panel joints. Over three to five summers, the factory seam tape on some units dries out and pulls back. You will see it as a hairline gap that widens in August.
- Window fogging between the panes. The dual-pane seal has failed, which is common on the original glazing units Plant Prefab installed before 2019. LA’s UV exposure shortens the seal life to about six or seven years on a south-facing unit.
- Electrical outlet stops reading on one wall only. Plant Prefab runs wiring through factory-made chases in the panel cavities. A single dead wall usually means a connection has vibrated loose where the harness plugs together inside the chase, not a problem at the breaker.
- Utility closet door will not close flush. The latch spring on Plant Prefab’s interior closet doors is light-duty. Once it loses tension, the door sits proud by half an inch. It is an easy fix and we keep the replacement spring on the truck.
